The Director of Facilities & Custodial Services supervises and manages a 30+ member custodial maintenance staff. Reporting to the Vice President, Real Estate and Facilities, the Director is responsible for managing the day-to-day activities of the staff to ensure that facilities are maintained in a safe, clean, and cost efficient manner, that required safety procedures are in place, that basic facility infrastructure such as HVAC systems, boilers, and appliances, are operated and maintained in a proper and safe manner, and that facilities comply with all applicable regulatory requirements.
|Responsibilities:||Essential Job Functions: |
Ensure that residential facilities are maintained in a clean and safe manner at all times;
Determine and ensure sufficient staffing. Hire and train staff as necessary;
Ensure that basic regular daily, weekly, and monthly maintenance tasks are satisfactorily completed;
Closely coordinate with shelter Program Directors to ensure that custodial and maintenance tasks are addressed in a timely manner;
Establish and maintain consistent maintenance standards across the shelter system to ensure that facilities are clean and safe at all times;
Evaluate staff performance and take action as necessary to ensure compliance with Safe Horizon policies, procedures, and requirements;
Utilize web-based applications and other resources to manage and monitor staff responsiveness to work tickets, to identify problems, trends, and to fashion changes in procedures as necessary to address issues;
Manage and monitor the purchasing and utilization of janitorial and other supplies purchased for the maintenance operation. Establish and maintain methods to manage, monitor and maintain supply, equipment and tool inventory;
Maintain a thorough understanding of facility-related governmental regulatory requirements as they apply to Safe Horizon residential facilities;
Travel to all facilities regularly to keep up-to-date with the staff and issues at each site.

Ability to provide concise and clear direction to staff in both verbal and written form;
Ability to direct the activities of staff and consultants/contractors;
Strong interpersonal, communication, and organizational skills;
Ability to work under pressure in a calm and reassuring manner;
Must demonstrate the ability to work independently.
Technological competency and good organizational skills;
Experience with supportive housing and non-profit organizations;
Strong customer service skills, an ability to be perceptive of others, and proven ability to build strong relationships and collaborate with others;
Bachelors degree, or equivalent training and experience, with a background in residential facilities operations required;
Minimum 3 years supervising maintenance workers in a facilities management environment required;
Working knowledge of New York City, State, and Federal regulatory requirements such as NYCDOHMH, NYCHPD, NYCDOB, FDNY, OSHA, etc. required;
Familiarity with principles of budgeting, accounting and inventory management;
Track record of success developing appropriate safety and/or service plans to alleviate risk and provide protection in case of fire or other emergency situations.
Must be available to respond to issues that arise after normal business hours;
Valid New York State drivers license with no suspensions and fewer than 3 points required.
Certificate or certification in a building trade, maintenance, building systems or building equipment repair preferred
Ability to travel within the 5 boroughs.
